This position will work directly with RRC’s Property Manager and Leasing Assistant. RRC’s property management department currently manages the 68 affordable rental units that RRC owns and developed. These units are on three separate properties, two of which were financed through Low Income Housing Tax Credits. Additionally, property management staff are going to be initiating management for the Homeowners Association of a condo project. The property management staff work together with RRC’s community outreach staff to ensure that residents of the properties are engaged in the broader community and are able to access opportunities for strengthening themselves and their families. The intern will be exposed to all aspects of property management for affordable housing, including reporting and compliance for various funding sources. Responsibilities will vary somewhat based on the intern’s interests and skills. Example of the potential work includes: * Assist with marketing available units and developing marketing materials. * Assist with preparation of compliance reports. * Assist with maintaining tenant files per compliance requirements and other property files in an organized and accurate fashion. * Accept tenant applications, advise prospective tenants on the application process, process tenant applications and income verifications. * Collect and record rents and payments. * Receive and check invoices, prepare check requests, and maintain records. * Assist with property inspections and maintaining order at properties. * Communicate with and assist vendors/contractors as they carry out their responsibilities. * Assist with responding to inquiries associated with properties (vacancy, rental rate, security deposit, key and application fees, maintenance requests, etc.) * Identify opportunities to bring in services or connect residents to services that respond to residents’ needs. Keep residents informed about appropriate services. * Support the coordination and recording of regular Resident Association Meetings. * Assist with coordinating tenant leadership for planning property events and celebrations. Work Environment: RRC typically maintains between 8 and 12 interns at a time. The staff is very prepared to welcome someone as part of the team. We are a small staff of 12, enhanced by contractors, consultants and volunteers. There are existing work stations for interns. We would assign a specific supervisor to work closely with the intern. We would welcome the intern to participate in staff meetings and events beyond the scope of responsibilities of the internship, if they were interested in expanding their education about our work.
